That location being so close to the lake and the park, will most likely be impossible to build any sort of OHV area.
The local community and town will most likely want to clean it up, not build off road obstacles and attract traffic and vehicle noise. I see an housing development in the future. Besides thats a ton of money for 50 acres.

But who knows...

I agree, 1.5 million for 50 acres is very high in price.

Here a 50 acre parcel in Gaines NY. $47,000
